  • The Covenants, Conditions, and Restrictions (CC&Rs) are specific to different areas within La Canada Norte II and the Estates of La Canada Norte. You must know the lot number to ensure that the document you read is specific to that address. 

    Changes that require HOA approval:  Building a wooden Ramada, adding a block wall, building a new shed, changing the height of your block wall, changing your home colors, rerouting water drainage across your property into another property, building a decorative fence of split cedar, extending your front patio, building a new stucco fireplace, installing a swimming pool, etc.

    Changes that DO NOT require HOA approval:  Landscaping changes inside your back yard, adding a dish to the top of your roof for TV, painting your driveway with clear protective seal, building bird feeders, adding micro irrigation lines to your plantings, etc.

    Submitting Request for Changes:  Plans or drawings of changes that need approval should be sent to the following; President, and Head of Architecture with costs, colors, and if required, City of Sahuarita permits

  • HOA Regulation Reminders

    Maintaining continuity throughout our community is one of the responsibilities of our HOA Board. This includes home designs, colors, remodeling, fences, enclosures, and landscaping . Even though all of us signed the CC&Rs before taking ownership, some homeowners do not always take these regulations seriously. Our bylaws are reminders that help us to improve our community.

    Driveway Trailers Forbidden:  One of our CC&Rs strictly forbids parking of trailers in our driveways. It detracts from our homes, and is an irritant to our neighbors, so PLEASE avoid a fine.

    Landscaping & Irrigation Problems:  Too often we lack the knowledge of irrigation and plant selection to maintain a nicely landscaped home.     Post Lights Not Working:  Post lights go out when least expected, as well as dust to dawn sensors. Please prevent burglaries by keeping our streets brightly lit.

    Refuse Container Storage:  As we drive through our communities we see empty garbage or recycling bins sitting on the curbs for days. After pickup, please put them into an enclosed area until the next pickup date.

    Please Be Advised:  The Sahuarita City Government Planning and Building Department assured us that the town ordinances would only take precedence in cases where they are more restrictive than the CC&Rs.
